How Much Does A Polyaspartic Floor Coating Cost In 2024?

  • Polyaspartic floor coatings have supplanted older epoxy formulas for their superiority in strength, longevity, and resistance to UV light. A polyaspartic garage floor can last well over a decade – our concrete coatings all come with a 15-year warranty.
  • A polyaspartic garage floor cost will range from $5 to 7 per square foot depending on the condition of the floor. A basement floor coating will be in the same range.
  • Factors affecting your garage floor coating cost include damage or cracks in the underlying concrete, square footage, and additional work like new drain covers, stairways, or similar.

Polyaspartic Garage Floor Prices

A polyurea floor coating typically costs between $5 and $7 per square foot.

This is, of course, based on our prices for a polyaspartic coating in Penn Yan, NY, but based on our conversations with other floor coating companies, this is a fair estimate for average coating prices throughout the U.S., reflecting a professional installation and industry leading polyaspartic flooring materials.

Polyaspartic Flooring Explained

The terms “epoxy”, “polyurea”, and “polyaspartic” get thrown around with some flexibility, so we should define what these are.

What Is Polyaspartic?

Epoxy has been around a long time and can serve as a catch-all term for the many types of concrete coatings that get put to use. Epoxy refers to a 2-part resinous compound – an epoxy resin catalyzed by a hardener – and it can be made from a variety of chemical solutions.

In reality, most garage floor coating materials today consist of a polyurea base coat and a polyaspartic top coat, also known as Polyaspartic Aliphatic Polyurea, which are more elastomeric and won’t yellow due to ultraviolet light exposure.

Traditional epoxy is considered inferior to these newer solutions.

Epoxy Flooring Versus Polyaspartic Explained

The benefits of polyaspartic garage floor coatings compared to epoxy are multifold:

UV Stability

Polyaspartic coatings provide UV protection, preventing yellowing and fading over time, unlike an epoxy floor, which can discolor when exposed to sunlight’s UV rays. This makes polyaspartic an ideal choice for areas receiving significant natural light – like garage floors – where their UV resistant capabilities can shine.

Durability and Flexibility

While both materials are durable, polyaspartic coatings are slightly more flexible or “elastomeric”, allowing for better protection and durability in the long-run.

In non-climate controlled spaces like garages or even outdoors, concrete will expand and contract with the changing weather. While epoxy is quite hard, it’s actually too hard to accommodate this movement, resulting in frequent cracks. The flexibility of polyaspartic coatings contribute to the longevity of a floor in varying conditions.

Hot/Cool Resistance

Polyaspartic coatings excel in extreme temperature resistance, maintaining their integrity even when exposed to hot car tires. Warm car tires sitting in the same spot day after day – as on a garage floor – can lead epoxy to delaminate from the concrete, or lose its adhesion to the concrete floor beneath. Polyaspartic garage floor coatings will not experience this issue.

Curing Times

One of the most significant advantages of polyaspartic coatings is their rapid curing time, often within hours. This quick cure time minimizes downtime for garages or commercial spaces. Customers can walk on polyaspartic coatings within about 24 hours and bring furniture back in after 48.

By comparison, epoxy can take 7 days to fully cure.

What Is Polyurea?

Polyurea is the solution we use for the base coat of our basement and garage floor coatings. It has greater adhesion to garage floors, while the top polyaspartic coating provides a more durable exterior coating. Polyurea coatings come in a wide range of colors.

Price Range Of Polyurea And Polyaspartic Coatings

How Much Does a 2-Car Garage Polyaspartic Garage Floor Cost?

The average 2-car garage is 20×24, and most of our concrete coatings for a standard 2-car garage run from $2,400 to $3,500.

How Much Does A 1-Car Garage Floor Coating Cost?

A standard 10×12 one-car garage floor coating cost in our area is around $900. While this is at the high end of our prior per-square-foot range, it reflects that no matter the project size, professional epoxy coatings (a sometimes generic term for concrete coatings including polyaspartic) incur some fixed costs.

As spaces get larger, there are economies of scale in the price of our concrete coatings simply because some of the work has to happen whether the space is small or large: set up and clean up take time.

How Much Is Basement Floor Coating?

A typical 25×40 basement concrete coating will cost around $5,000. Prices will vary based on the quality of the concrete surface.

We’ve found that nationwide, a polyaspartic floor coating typically costs between $4 and $9 per square foot. For example, a 360 square foot garage would cost between $1,440 and $3,240 to coat with polyaspartic.

What Factors Affect The Cost Of My Polyurea Garage Floor Coating?

Project Square Footage

The price range depends on the project’s size and the specific product. The total square footage of the project directly influences cost. Larger areas require more materials and labor.

Additionally, the shape and accessibility of the space can also affect the amount of product needed and the ease of application. Working in and out of six closets in a basement takes more time and precision than a single open space.

Repairs and Fills

If the concrete surface requires repairs or filling of cracks and chips before the application of a coating, this prep work will add to the total cost.

The extent and severity of these repairs matters too: a deeply pitted and scratched surface may need to be ground down significantly before a new floor can be applied.

Complexities Like Drain Pipes

Floor drains that need to be replaced prior to applying polyurea coatings adds costs to the new coating. Coating a set of stairs will also increase complexity slightly, and cost, as will coating baseboards or bringing the new coating partway up the wall.
